Born from the Marshall Fire.
Built to Protect Communities.
December 30, 2021 changed everything. We watched our neighbors lose everything — and we decided no Colorado community should ever face that unprepared again.
Why We Exist
The Marshall Fire tore through Louisville and Superior in under six hours. Over 1,000 homes destroyed. Entire neighborhoods erased. Insurance claims that took years to resolve. Boards and homeowners left staring at devastation they never thought could happen on Colorado's Front Range.
Charles Johnson watched it happen to people he knew. Friends. Neighbors. Communities that thought they were safe because they'd never been in the “fire zone.” The truth is that 2.5 million Coloradans live in the wildland-urban interface, and most of their communities have zero formal mitigation program in place. They have good intentions and volunteer boards doing their best — but no system.
“After the Marshall Fire, I kept thinking the same thing: these communities didn't need a better contractor. They needed a program. Something turnkey that handles everything — the assessment, the work, the coordination, the documentation, the financing — so boards can actually protect their communities instead of drowning in spreadsheets.”
That's what Terrapin Station is. Not a painting company that does some tree work. Not an arborist that might know a fence guy. A complete community protection program built from scratch for Colorado HOAs.
Fences deteriorate at altitude 2x faster than the national average. Insurance premiums have risen 58% in five years. HB 1182 takes effect in July 2026, meaning communities without documented defensible space will pay even more. And boards — run by volunteers with actual day jobs — are expected to manage all of it with no dedicated staff and no institutional knowledge.
We built two programs to solve both problems under one roof. Fence maintenance handles assessment, painting, homeowner coordination, and warranty. Fire-Smart mitigation handles vegetation management, defensible space, insurance documentation, and annual maintenance. Both include financing through HOA Project Funding so boards never have to levy a special assessment.
Every arborist we work with is ISA certified. Every fence project gets a 3-year warranty. Every community gets the documentation they need to fight for better insurance rates. And with financing through HOA Project Funding, no board ever has to levy a special assessment to get started.
The Marshall Fire took a lot from Colorado. We're building something that gives it back — one community at a time.
